If you live in Georgia, then you fully enjoy a state well known for its big city amenities as found in Atlanta as well as the antebellum culture of Savannah. From Stone Mountain to Macon to the Atlantic Coast, Georgia has so much to offer residents and visitors. Perhaps you have been down on your luck lately and fear that your home may be foreclosed. Fortunately, you may be able to stay in your Georgia home and avoid the “repo” man.

There is little else more distressing in life to have one’s home taken away. If you are late on mortgage payments, then a home foreclosure is a very real possibility. However, if you act quickly you could avoid foreclosure or at least delay it.

You can put off the day of reckoning or even avoid it altogether if:

--You contact your mortgage company and announce that you are having financial difficulties. Action on your part demonstrates to the mortgage banker that you are taking ownership of the situation and looking for real help. Your mortgage banker is not in the business of evicting you from your Georgia home and he may recommend deferring payments for several months until you can get back on your feet.

--Seek the assistance of a credit counselor. Your county seat may have a program in place to help distressed homeowners or people with credit difficulties. Speak with a credit counselor to learn what options you have and what steps you can take to avoid foreclosure. Perhaps your county or a private organization in place that can offer you real relief.

--Should you decide that you don’t want to stay in your home, get a Georgia home appraisal to find out its current value and put the home on the market immediately. If a buyer steps forth with a strong offer you could end up leaving your Georgia home with your credit standing in place and some cash in your pocket.

Of course, by all means share your troubles with trusted friends and family members who may be all to willing to help you through your difficult time. Too often we attempt to tackle such problems without the assistance of others so contact those who are close to you and ask them for their advice and assistance.

Don’t give up your Georgia home without a fight; you have some options available to you that could keep you a homeowner for the long term.
